Preparing for a Home Inspection will not only make for a smoother inspection, but it could also reduce the number of defects or concerns on the inspection report.
- Replace all burned-out light bulbs
- Test all smoke/carbon monoxide detectors and replace batteries as needed
- Replace broken/missing receptacle face plate(s)
- Replace broken/missing dryer vent
- Clean dirty dryer vent
- Clean return air vent(s) and replace dirty air filter(s)
- Replace missing/cracked caulking around windows, doors and utility penetrations
- Replace missing/cracked caulking around counter tops, sinks, tubs and showers
- Trim back vegetation/limbs that comes into contact with the house
- Clean out gutters and down spouts
- Fix/Replace damaged or missing screens
- Remove belongings prohibiting access to the electrical panel, water heater, HVAC, crawl space and attic
- Ensure all utility services are on; electricity, water and gas
- Unlock all locked areas that the inspector will need access, which is everywhere
